I am actually starting to think rental properties are the way to go.

If you find the right area, you can get 10%+ return in rental income alone, and property values can skyrocket 30%+ easy.

Why save into a 401k when you can just start buying properties to rent out, ultimately building equity in them until you own them outright?

the place I bought had tenants already living in it, so I just kept them. They've been here for 3 years now and plan on staying, are very good at paying on time etc. so that was a blessing.

In the future though, I may not have this luxury. It's not going to take a few months to find tenants, most brokerages will offer you a months expenses if they cant do it in 30 days for you.

Always buy with equity, btw. It funds future deals. There's sooooo much to learn as far as RE goes, and RE Investing. I'd recommend checking out BiggerPockets, it's a great resource. Getting your own RE License just to understand the law is something that I did and it's helped me out a lot too. Usually costs $500 or less depending on the state. Was only 300 for me.

You may be interested in house-hacking. It's the idea of buying a 2-4 unit home, living in one unit and renting out the others. It's a great intro to being a landlord since you're at the site already. Also is FHA-able

When you buy a commercial property, you are not buying passive income. You are buying a business. And that business can sink or swim depending on your effort.

I have no regrets. Just something I didn't know when I got into this that I will pass on.

Yes, real estate is more lucrative, but it's also more work and a fuckload more stress.

I agree with everything you said here. This is exactly why I didn't claim that *nobody* cares about dividends. That being said, the people you're describing are the minority. Retirees typically have over half of their portfolio in bonds because they can't tolerate the volatility of stocks. While dividend-focused funds and ETFs do exist, the top ten largest ETFs by market cap are all index funds that don't consider dividend yields when deciding what underlying stocks to buy.

I stand by my original statement that most people are more focused on the resale value of their stocks than the dividends that their stocks will pay. The fact that SPY has a 1.8% dividend is a major symptom of this. If everyone was focused on dividends the total market cap of the S&P 500 would be a lot lower and the dividend yield of ETFs which track it would be a lot better.

No. Loaning and borrowing worked perfectly fine back before the US abandoned the gold standard. The real problem with having a fixed money supply is that it makes it difficult for the government to combat economic crises.
