Houses cost $$ to build. They cost $$ to design. There's a cost associated with building permits. Plans need to be stamped, approved by a licensed engineer, in-order to conform with building code and perform within legal standards of your local jurisdiction. Material and labor are influenced heavily by the region in which you live (ie people building your house in a nicer region will demand a higher wage to contend with local living costs).

Typically homes in the US are built from the ground up (think McMansions and new developments). The new construction will inevitably increase property value.

Scandinavian homes are built like this with 300-500mm insulation, and are pressure tested to insure they are moisture-sealed. This requires high skill and lots of hours to build. Brick homes are too cold and energy inefficient to use up there

That has to depend massively on the building quality. They have some historical wood temples over 1000 years in age. They took infact inspiration from one of those remaining ones how to earthquake proof buildings. Maybe their modern homes in "welp earthquake & flood zone" are build with the expectation to get destroyed and thus are shitty as they aren't expected to last long but you certaintly can build them lasting. In the USA those homes would be part of an HOA regime that sucks money out of your wallet. Surprised there's people who live within HOA areas and then unsurprisingly complain about it. Have a coworker who complained about it and I'm fairly sure the HOA was already in place before she moved in. Makes sense to complain IF they unwillingly got pushed into it since apparently if your neighbors want an HOA and enough of them decide to have one the government will allow it and you'll be forced to pay HOA dues until it's disbanded or you move out of there.
