> rent out 3 spare bedrooms for $500 each + 1/4 of utilities
> 6.5K / MONTH in my pocket for working 4 days a week 5PM to close
> max roth ira, hsa, 1k per month in crypto, 2k savings per month (future downpayment on more realestate)
