It can be very hard to get clients. Many companies won't help you at all, some will give you fake leads and expect you to follow through on them. It's not like you get your realtor license and they just hand you houses to sell and you tour them around. Everyone has someone they know that they'll use, or they'll just call whoever zillow tells you to. It's essentially like being in a pyramid scheme except it's not predatorial and immoral. Many people will enter it, but few will make enough money for it to be worth the time.

This. Real estate agents are bottom feeders. They produce nothing, entirely dependent on the hard work of people who build homes, own homes, or have enough money to buy homes. Their only function is to match buyers and sellers, often lying to both in order to make the trade seem favorable so that they can make their 3-5% 'schmooze fee.' Because it's so easy, your colleagues and competitors are all people who are so bad at life that they couldn't make enough money building useful things or facilitating productive relationships that they have to convince transacting parties that they need to pay a bullshit tax on top of the escrow fees and government taxes that fuck up their bottom line. You can even be good at what you do buy competition is fierce because there are so many real estate agents out there. Looking at pretty houses is great, but analyzing market values, negotiating repairs after inspections, renegotiating after low appraisals, lighting fires under lenders' asses, etc etc aren't as fun, but the pay days are good. If you get your license and sell on the side with a day job in the meantime, it'll keep you from starving, but the onramp will be slow.

Agents put up with emotional crap from other agents/ clients, but the money is sometimes good. Most agents make minimum wage-type money, because they're lazy or don't know enough people.

It'll be easier if you have lots of family, in-laws, former coworkers, big church, etc. First year I made 30k, then 45k, then 100k. During recession I dropped back to about 60k.

Some agents make 300k and kick ass. They're only the top 105 though. I'm single so I make enough for myself.

My rental condos pay during slow times and made me financially independent (wealthy) by age 41.

is certainly right. Nothing goes sideways faster than a FSBO deal that gets emotional. Given that real estate contracts are things you can no longer walk away from at your discretion, this gets ugly and litigious very, very fast.

Many FSBO's also tend to be massively overvalued, at which point the sellers will resort to hiring an agent who "reality checks" them.

As for the legal side of things - There's a metric shitton of paperwork and arrangements that have to be made to get a deal underway. It's ten metric shittons if you're getting a mortgage.

Agent's don't do most of it, but they certainly grease the wheels in a way that's very difficult for a homeowner who might sell a couple homes a decade, at most. You can certainly learn and do the footwork yourself, to an extent - you'll absolutely, 100% have to have an experienced RE lawyer on board at some point - but the connections and experience a competent agent has access too are difficult to overvalue.

I know a girl who's the opposite, has like 500 friends, knows everyone, super social, hates being alone, always out with friends or on the phone. She became a real estate agent and did really well because there's always someone in her network, or attached to her network (friend-of-a-friend-of-a-friend type deal) where she has the potential of being recommended.

I have to agree wholeheartedly with this comment. Realtors (for the most part) don't do jack shit. Most of them are stay at home moms (and now even dads!)

They don't really care if they blow a sale and give the brokerage a bad name. Also, thanks to sites like Zillow where you can rate your realtor kind of like Uber, I've seen a decorated AMAZING saleswoman who has been in the business 30+ years and knows her shit get taken down by some fucking 19 year old retarded retard who must be sucking a higher up's dick because she keeps getting top notch properties to sell, however, people rate BOTH her AND the buying realtor negatively because most people don't understand how it works and they think that both realtors are colluding or some shit.

Yeah, it's going downhill pretty quickly. Honestly I'm surprised some shit like Uber/Lyft (ridesharing) hasn't come along and wiped them out like we're seeing with taxi drivers. Maybe it has something to do with how much money is at stake, and that most people buying homes now are gen X/boomers. The zoomers will wipe out the salesman for fucking sure. In just a few years there's going to be an app for everything. Prepare for a GIANT tipping point.

Unless you're factoring background checks. Which I do, but unbeknownst to the applicant. I've got a family member who has access to criminal and financial records on a whim, so I just go through her.

I don't really give a shit if they have a foreclosure on their record or even an eviction. I'm looking for honest law abiding people. Besides, if they start causing trouble I'll just hand them a 60 day notice (you don't have to give a reason for one of those) and just wait them out. Even if they don't pay for those 60 days (most don't) I have only had one tenant stay past the 60th day and lead me to go through the whole eviction process.

The problem with handing out 3-day or quits is that people start to panic and make up shit when you do move forward with the evictions. You know, some people just don't have the money to find a new place, and I can understand that. However, if you get all fiercey and go on attack mode too quick all sorts of things can start to happen. I've had people literally buy mice at a pet store and release them in their homes, take pictures of them, and then take those pictures to court and say that I have a rodent infestation problem..... Now I have to call Terminex, and then I have to show proof to the judge, through my lawyer (whose charging me $300 per appearance in court) that I'm "taking action" against the rodent problem.... But then they realize that they can just do that shit again, only now it's the plumbing..... etc etc etc...

I once had what I believed was a professional squatter stay in one of my units for free for 8 fucking months. I would literally dream about murdering him.

Apartment managers who live offsite generally get paid a fixed salary. If you decide to let one live on your site, you might be able to get by on offering reduced rent or free rent. However, even with free rent that manager is going to need a stream of income, so if he/she works nights then they're GOING to sleep during the day and NOT do their job. It's just human nature to take advantage of opportunities, i.e. security guards sleeping in their cars.

So, I would be really careful with the property management part.

Also, do some research on your tax-preparer. Personally, I only do business with Enrolled Agents (they can represent you in open court like lawyers, and in order to become one you need to memorize all the tax laws. Like, all of them.)

You be the realtor. Not hard.

Treat your lender like the piece of shit garbage that they are. Question everything. Read everything. Don't sign diddly shit until you've read it 20 fucking times, and then 20 more fucking times.


Get a GOOD lawyer. Use your local lawyer referral service through your county's bar referral service. I can't stress this part enough. For the love of all that is good and holy, get yourself a fucking lawyer, man.

Yes and no. Don't limit yourself to JUST selling homes is what I say. I live in SoCal so I'm very blessed in the sense that people are willing to pay half a million dollars for a century-old piece of shit house infested with termites and fucked plumbing just so they can tell people they live in L.A. That's the reason I got into the mortuary business, which is something I don't wanna get into right now. I will say this though, I don't see this business going anywhere or undergoing any drastic changes in the future. I kid you not, we still do everything pen/pencil and paper. We only use our own personal computers because there's no margin for error when it comes to the funerals. Also, everything has to be checked and re-checked. just toured a house a lady was selling herself. zillow says it's been on the market a month(long time for the area). it's overpriced yeah but I'd imagine someone would fight it down. in talks with a realtor who knows the lady personally. that house has been on the market for over 6 months. the lady was posting it on facebook half a year ago. that's a whole year of taxes/potential mortgage payments
