you have to pay for 50-100% of the property outright upfront. and even in this case, you are not really "getting ahead" when you factor in wear and tear, maintenance, tenants wrecking your shit, and HOA fees eating up thousands in profit each year. A half decent condo is literally $400 in HOA each MONTH.
