It’s not safe. Too many local level events could devalue properties. What if niggers move in to the neighborhood? Many real estate people got wiped out when Detroit went south.

Unlike most investments, real estate requires servicing (property tax, insurance). That isn't necessarily prohibitive but servicing a loan on top of it is is you don't have capital reserves.

Now you're talking about houses, not "houses/land." "Flipping land" would probably require inside knowledge of future development.

I know it's been almost 10 years but there are tons of amateurs who got involved in flipping (usually entering the market through scam seminars) and cratered back in 2007/08.

If you can't afford to float a house for at least a year (probably longer) from straight cash, you won't be the guy that flips houses. You'll be the guy whose house was repossessed and auctioned and flipped by someone else.
