Prices are quite inflated and a recovery from a likely drop in the next couple of years could take decades.

If you want to rent it out for a couple of decades, the answer is most likely the same, considering you have to pay for renovations and pick out good renters.

Real estate is a good first investment, if you either use it yourself or have a good nose to find profitable locations. Leipzig was a good pick 5-10 years ago - but Berlin, Bremen, Hamburg, Frankfurt, Munich, Stuttgart etc. are all hot potatoes I would no one suggest to look at. The opportunity costs and risks are insane.

Unless you only used 1/10 or 1/50 of what you have, you wont make it.
