i didn't get a loan, i worked my teenage years and saved up alot of dough rent free then bought during the recession.. i didn't really know at the time the deals that i was getting or i would've been on it more. After i penciled out a few "opportunities" i decided it's not worth it to get a loan.. if you put 20k down and then 3 years later can make the payment due to some bullshit like a fire or something then you lose all your investment... not much liquidity there.. it's all about my experience with the problems that have come up and personal loans i've had to get in order to continue operations then there is evictions and shit.. honestly.. if you aren't buying a rental straight out with cash its not worth it to me unless you have a very low payment and your monthly return is extremely high.. one thing like a heater going out will wipe out your whole years worth of returns.. ask a local accountant how many times they see losses on rental properties get filed.. its unreal desu.. it really is..

I'm not planning to put half my net worth into a property that I'm just going to rent out.
I'd cap it at a place that I'd have enough cash to buy 2 or 3 of out right, then get a loan if I can get an APR of like 3% or less because I can on average get much higher returns than that
But the "fire or something" is why I'd cap it at something I can buy out right so that if shit does hit the fan, I can just pay the damn thing off.

Repairs are something that I know would eat into profits and liquidity.
I'd imagine the property manager could handle repairs, but I'd obviously take the profit hit.
