If you're actually good with money and aren't being paid so little that you have to live paycheck to paycheck, you could just save 50% every year and buy a house straight up in 6 years. I make around 5k a month after tax/401k. I can save around 2500 a month, or maybe 3k if I stretch things. 36k a year best case.

I wouldn’t put it into stocks because too volatile, so low yield accounts only while I save.

36k for ten fucking years of living like a miser would get me 360k by the end. Maybe 400k taking in to account the yields from bonds/CDs. Problem is house prices rise too, they rose 10% a year recently in a lot of areas. Compared to 10 years ago my mothers house went from 250 to 500k. So if I was trying to save for a 360k house (barely anything in most cities), the goal posts would constantly be moving. Wages aren’t rising either. Shits fucked.

It’s better to go for a mortgage with preferably low interest rates, inflation chips away at the interest rate so a 4% APR loan is in effect only 1-1.5%. Not that bad.

I know boomers in my area who have houses valued at 500k and are in the last few years of their mortgage, they bought at dirt cheap prices and pay a couple hundred a month which is next to nothing when you have a half million dollar house.

I was in the same situation. Basically I refused to contribute to the system as much as possible after that by not working a job that paid high taxes or contributing as much as possible. I have made many personal sacrifices along the way and as a result of this choice. It is difficult to opt out as the system is purposely based on perpetual toil, debt and ultimate enslavement.
