Yeah me too. I'm a wagie. I have around $1.1M in investment account, but I pretty much cashed in all my crypto chips 2-3 years ago. Still own some Link but I largely think the project is doomed to fail so fuck it I won't sell ever.

Ironically, I made most of my money in boomer stocks. Just slow and steady investing what I could in indexes / ETFs. Made like 40% returns the past year on S&P 500 shit. Never even got out of bed to do so.

I wasted a lot of my money on bad investments and got scammed by a business partner, so I'm no sage investor.

My proudest thing was investing $10k back in 2008 in nVidia stock only because I was a gamer and thought the company did cool shit. I sold off some cheddar as it rose to cover life expenses shit (house, kids, etc.) but still own around $600k worth through a fuck ton of ups and downs. I should probably go back and calc what my total ROI was on that $10k, but it was fucking great.

Home inspections are a scam.

They pretty much only cover the appliance and the furnace in case something breaks in the first year. If your roof collapses, you are SOL. If termites, you are SOL. If sump pump fails and basement floods, you are SOL.

Usually the seller will pay for it as a goodwill closing gesture, but its not worth the paper its printed on generally.

My advice is to find a local reliable home building contractor. Tell him I'll pay you $150 for a 1/2 hour of your time to inspect the house. A good contractor knows his shit, and will spot whatever the owner is trying to hide so you can better negotiate it at closing.
