Is it just me or is there reason to be concerned about the real possibility of a second Executive Order 6102. Does anybody have experience with owning commercial rental properties? Like owning the building that a bank or a supermarket would rent from you. My mother works for very rich people (net worth mid 8 digits) and that's how they invest their money instead of residential properties. I've been looking into the pros and cons of residential VS commercial but I only know the basics.

Pros of commercial seem to be:
Longer lease times so you can more easily "set it and forget it".
Generally won't default on you.
Renovations generally not as difficult to do (think an office environment all you really need is an empty space and some desks and chairs, no kitchens and bathrooms really)
Most likely less damage to your place once your tenant leaves

I also hate dealing with nigs and unreliable people, and I live in NYC which has horrendous laws against landlords. Squatters can just break into your property and, if you don't kick them out within 30 days, they're allowed to stay there for months and you can't kick them out because they are now legally your 'tenant'. I don't want to deal with human trash like that
