I live in CA.
This state is awfully crowded and expensive. So I have this plan of saving up 100k, and then buying two homes in the midwest 3bd+ no more than 55k each putting 20% down I live in one of them and rent out the other one, ideally they are not that far apart so I can manage them better.

Decent plan or not?

Other than obvious shit, what would the flaws be of being a landlord out of state i.e. purchasing property in another state and renting/leasing it out

Assume I am not an idiot (I am much smarter than most people) and provide some thought out answers that could help me see if I am overlooking anything

Could buy homes in any number of states mid west, PNW, or south west
