House/Apartment needs to be worth 2m AED or more. Mortgages are allowed, but your initial payment needs to be above 2m AED, also.
Most developed countries have visa on arrival, and you can remain as a tourist for 90 days which could be enough for you to find a place to buy. Don't buy blindly, photos are often fake in the offers.

Use bayut.com and only check VERIFIED ads. Take into account that you'll be paying 4% tax on the purchase, 2.1% to the broker, and if you're buying with crypto - another 2%-ish, on top of about 25,000 on notary fees, etc.

Before you buy, you can check if you're overpaying by checking the previous purchases in the building. If you have a supercomputer, you can open the spreadsheet from here: https://www.dubaipulse.gov.ae/organisation/dld/service/dld-transactions

DXBInteract is also pretty good when you go to a viewing, because if you memorise the unit number, you can type it in and see the property's history.

Don't go for places with expensive beach clubs in them, since you'll be paying 30k+ in service charges for the beach club, and chances are, you can get away with paying 5k for advplus or privilee, and living in the cheaper building next door.
Go for Palm if you like beaches, Marina if you like skyscrapers, or Downtown if you have tons of money and want to be surrounded by other wealthy people. If you want a good value apartment in a nice location you can try The Greens, if you want a house nearby check out Springs, but keep in mind most of them are in terrible condition.
