Your argument is that dividend stocks have less growth potential than non-dividend stocks which is patently untrue. Some of the best growers out there pay dividends. You pick a stock that doesn't pay a dividend, and you are more likely to lose in total return to someone who chose a dividend paying stock. It's as simple as that. Also, nobody is out here picking stocks based solely on whether or not it pays a dividend, what an asinine goal post you've moved to.

You don't own your property anyway if you pay property tax. It's just a very low cost rent (or not low if you live in NJ or something). Buy property in one of those few states that don't tax property.
