the price of the house itself may be going down, but the monthly mortgage payments that your average person signs up for when buying that home are going up due to rising interest rates. there needs to be a legit crash to where this ends up evening out to what those payments were just a year ago, and this scenario really only benefits those who can afford to buy without taking out a loan.
