It's essentially like I paid cash for the house, but if something comes up and I want to withdraw a few thousand or up to $230,000 I can in about 20 seconds without needing to refinance or speak to a banker, qualify etc. It's just an online banking click of a button.

Prior to choosing to do this, the money was divided into a term deposit/CD paying, at the lowest point, 2.5% (of which is taxed) and several Vanguard funds which, after 3 years, returned no net profit (started with $55k, ended with $55k - buy high, sell low). I'd argue that now, since it's offsetting a 4% mortgage, it's earning me 4% tax free each year so closer to 6-7% at my tax rate.
