Is a condominium a decent investment if a single-family home is not an option?

My monthly take-home is low, but I could spare a mortgage and requisite utilities. However in my area there is a huge shortage of homes, which has inflated their prices dramatically (100k for a 2/2 with massive bathroom and renovations + new roof required). Renting here is as expensive, and often moreso, than a monthly mortgage would be. Currently I'm living at home but this is torture.
tldr Does a condominium tend to appreciate like a standard slab home? Or should I just wait for prices to fall?
