A lot of REITs are priced like we just went through a real estate crash (2008 levels) but the actual numbers will likely not be as devastating because businesses are still staying afloat indefinitely with government subsidies. Interest rates are much lower compared to 2008 so it's even easier for these REITs to stay ahead of their debt. I think people also overreacted in thinking that office real estate will be obsolete.
Pic related is still giving out full dividends too.

what am I forgetting to consider?
