most of the "landlords" in this thread are shameful for living on the same property as their tenants. that's not a landlord. i've met so many of those anal creeps looking for places to rent, with ads up year around for rooms in their houses. not a life to live. maybe that's why so many here have an obsessive vindictiveness towards roommates, i mean, tenants.

the fact is, if you aren't gentrifying in some way or taming the fringes of the hood or placing your flag down in disputed territory, you're no lord. a landlord does not reside in the same sphere as the tenant, but will do everything in their power to be virtuous in business conduct, responsive and kind (not keeping tenant on the back foot as tactic), keep the rent slightly below market value (the profit is made in the home value increasing and how much you have paid off on mortgage, there's no glory only shame in relying on rent profit), and encourage long-term leases. mistakes will be made. the shitty tenants who fuck you over were shitty when you interviewed them for the lease. it's part of your responsibility to be discerning. be confident in your decisions. the insane stories i've read about micromanaging landlords... those idiots attract the worst tenants. maybe the good candidates could tell you were a shitty scrub with a weak investment and that's why you're left with shitlord scammers.
