Real estate requires maintenance and dealing with renters. Plus you run a big risk with the current housing market. Also, if the local area goes to shit, then you're in bad luck, and your house may decrease a lot in value.
If you just invest in indexes like S&P500 and other indexes and spread your investments into different separate sectors, also a bit of gold and silver for example. You'll most likely get a better more stable return if you invest it in assets like stocks, bonds, indexes, gold, silver, etc. and you'll not have to deal with any renters, maintenance, the housing market etc.

If you want to play it safe and be well set for the rest of your life, then put most of it into index funds and reinvest the return and let it compound.
Put everything you can spare each month into those investments and see it grow exponentially.
Then take maybe 1-2% of it and see if you can make money on other speculative stuff like cryptos.
