the "crash" came in 2022-23, we're at a "bottom" right now

shit is still selling in desirable areas... 12 homes were listed the past month in my city under 500k, all 12 went contingent in less than a week, and this is with rates being the highest they've been in 23 years

we would be even higher if the fed didn't have a 5.5% rate, and the fed is going to cut later this year

if the fed lowers just 1%, then purchasing power goes up 10%... if they cut 2%, purchasing power goes up 20%

people have money, BTC is at an ATH, S&P is at an ATH, wages are at an ATH, the average home buyer in 2024 makes well over 100k

It's 130k. You're not getting paradise at that price point. Median sales price in this country is 407k and 7.5% rates couldn't knock that down. The median home buyer in 2020 had an income of 102k.

People out west would kill for a 90% white neighborhood and 70% white neighborhood schools in a metro of 1.1 million with an additional 400k on the Canadian side in a move-in ready property.

Not representative of who you are competing against. This data measures who owns a home, not who is buying a home right now. So you have retirees on fixed pensions based on a percent of their salary from 10-20 years ago included in that statistic.

About half (47%) of all home buyers are older Millennials (32-41) and Gen X (42-56). People buying homes in these groups had a median income in 2020 was well over 100k. Those incomes are even higher now.

People aged 57+ are one third of the market, and they all have their homes paid off and the ability to buy in cash. 80% of the market is either pulling in 110k+, or paying cash for their house.
