>refinanced in 2021 at 2.625%
>2022 home is worth 550k (+108k)
>2023 home is worth 531k (-19k)

At 2% inflation the equity gained (10k/year) covers the costs of the mortgage interest + property taxes + insurance (10k/year).

If I convert it to a rental, I get to deduct the mortgage interest + property taxes (9k), as well as depreciation (20k), meaning the rental income is tax free.

Never, ever going to sell.

I'm at 2.625%. Had a good offer to sell it a year ago but rates were already over 5% at that point. Ended up renting it out to some idiot.
