It's a huge combination of urban exodus, fed/bank interventionalism, and fiscal policy. I wouldn't discount prices only going up in RE, but it will be increasingly inefficient and for lack of a better word "bullshit". It's definitely in the cards and likely that home prices stay level, especially when commodities prices and labor costs are going to keep rising, but there's no guarantees and the reasons for continued price stability are likely bad and unhealthy given our population distributions and current business environment.
