Knoxville was my pick when I opened this thread. Tennessee and the Southeast is booming, Nashville is stupidly overpriced, and Memphis is full of niggers. Knoxville is the next biggest metro area, eastern TN is very white, and if you're someone who grew up in Atlanta and is watching the state become perma-blue, you can escape it by driving a few hours north.

The only issue is that the university is THE show in town and being someone who grew up in a university town, whatever the University wants, they get. UT isn't as liberal as other universities - they are in a red county and did not mandate the vax. But your economic prospects are tied to the university as downtown doesn't have a ton of businesses or urban living, and you're taking a gamble living around students.
