I need some legal advice regarding a lease. That picture I'm showing you is pretty close to what the roommate is leaving my bathroom in terms of its condition. Im talking to a lawyer tomorrow but I need some advice on this. Any question answered is fine. She's black to if that helps which is where I know I fucked up at to begin with.

I gave her a thirty-day notice already

The roommate has damaged my property, which is the bathroom, and she is saying that she did not damage it even though I have records showing she does via the pictures provided. She also doesn’t want to take responsibility for the damage what so ever and refuse to see the damage, which I want to show her. Doesn’t that mean she can’t pay the rent with the security deposit due to the damage?

Can a roommate use a security deposit to pay the rent if that person has damaged property?

If she refuses to pay the rent can I prevent her from entering the property by locking her out?

Can I also turn off all utilities in the house that she was using because she did not pay the rent?

Does squatter’s rights still apply to her case, especially given the circumstances in which I already gave her the eviction notice and had her sign it already?

Is use of law enforcement permissible in the case of having her out since she is refusing to vacate?

Would I have to take legal action in order for her to pay me the rent even though she signed a lease agreement with me stating that she owns me rent ever month and that does not mention the use of a security deposit for rent?
