So I'm gonna go buy a house soon with an FHA loan. (3.5% down)

Thing is It's with a girlfriend of mine. I've known her for 3 months.
We are gonna fix it up over the course of a year and sell it for massive profits.

Biz what is my best move here? Tell me I'm not insane.

I work in environmental engineering sector w/out a degree, So I'm going to school for environmental engineering and still working. Make maybe 30k net after taxes are taken out.

May lose job but Have saved 20kish in my 401k which allows me to take out half and pay myself back. I know theres penalties if I don't pay myself back but I don't want my credit to be fucked.
