Can someone explain the real estate meme to me? I can't figure out how to make it work.

I make 38k a year at my job, busting my ass with a shitty schedule. My goal is to find a way to move out, seeing as I live at home right now, but in order to do so I'd need more money to not live paycheck to paycheck and actually save some money each month. An extra 500 a month from renting a property might do it, but I'd have to spend all my savings up front and then work for another 6-12 months and live at home to save enough to move out again.

How do people do this without someone giving them a small loan of a million dollars?

My car broke down. What is /biz/ advice?

I've had my car for 180k miles, 9 years. Paid 8k cash out the door used, had 40k miles on it when I bought.

Car needs to be replaced. I have about 7k currently, if I can squeeze till the end of the year I'll have 10k.

Is it smarter to put down all 7-10k and have low ass monthly payments (on say a 17-18k car?) or is it better to put down like 2-5k and have higher payment?

I make 34k a year and I'll be getting a raise to nearly 36k at the new year. (I'm looking for a new, higher paying job, but I don't have a degree yet, finishing it right now by December)

I will probably keep my next car for 5-10 years again and I don't want a shit box.
