Japan is an interesting place. You see mostly clean streets, you are not constantly looking over your shoulder waiting for diversity to crack your head open with a brick. It is a happy place to visit. They like tourists but you gotta go, you can't stay. It is a fun place to visit but it is like going to Disneyland. It isn't real for you as you don't belong there.

Only blacks I saw in Japan were pimps coming up to us wanting to know if we wanted anything illegal (drugs, underage girls, etc)

It isn't perfect. Japan does have its problems but that feeling of dread walking around isn't there.

For you, I would recommend graded cards, graded comics and possibly silver/gold coins if you are looking for long term holds (at discount of course.) For myself I deal in many categories so it depends on turnover time, margins etc. I do a lot of vintage toys, which is how I got into the cards. Cards/Comics are notorious for people trying to rip you off which is why I try to avoid them, getting an appraisal is hard when the appraiser is trying to buy them off you for less than 10% of value.

100% right, very hard to time unless you can warehouse large diverse amounts of various products. Most people can't do this and get upset when they realize the "garbage" Magic cards they sold for $10 a box to pay bills are now worth thousands. I have many horror stories
