BPY isn't focused on Canada specifically though.
i'm thinking more like HR REIT, granted it's actually just crabbing all day and not solidly green.
some anon also mentioned SOT-UN.TO but that's office real estate and is not as exciting as commercial real estate. I'd rather bet on commercial real estate being way oversold, financials on many retailers have already shown they cannot survive with online transcations alone (like Aritzia is probably one of the best fashion retailer in terms of e-commerce since their physical stores are more like showcases for their online shit, but even they cannot make a profit under lockdown)

i still don't really understand the concept of why diversified REITs are bad though.
