The US State Department will actively try to stop you from doing this because all the territory on Earth belongs to diplomatically recognized sovereign countries. Our only hope is that Russia implodes and loses territorial integrity so we can claim a piece of their Far East for ourselves.

That said, micro-feudalism is much easier to achieve inside the US than outside it because it's the original design goal of the Constitution. Amending the Constitution to ban property taxes on primary residences (and banning non-citizens from owning land) is a lot less bloody than fighting a war. As far as the feds are concerned it'd be just another weird compound.
