What's everyone's opinions on house prices vs commodities over the next few years?

I've got family wanting to spend a lot of money on land this year but I think they should wait and buy a smaller property alongside metal and metal stocks instead, then upgrade to a larger property with the profits in a few years.

I wanna make a VR production studio. I wanna produce vr content and explore the medium. I'm comfortable in dev and unreal and learning houdini currently, I've had some entrepreneurial activities that weren't very successful, but I participated in going to events and producing ads for some agriculture products, led a team of 6 filming an herbalist event, and besides that have a mostly technical background. I have no money. How would you try to acquire funding for producing vr content? I'm thinking of producing some minimum viable products, and my interest would be 'music videos'/stories and then...? Who would you bring these kinds of things to? Is it still too early a platform? Should I just go on VRChat and dance and tell stories and make environments? I want to focus on content and the stories rather than driving the technology forward, although I wouldn't complain about a lightfield pipeline. I'm not interested in the advertising space unless I can figure out how to use my imagination for surrealistic ads. Should I just take a year or two to save and to repair my credit and focus on some altjob that is satisfying enough to stick to for a couple years? When the fuck should I hire people? Make minimum viable product, if I receive enough profit then bring on some bois? Harass other broke ass creators to participate in my projects and come to some agreement on profit sharing? Spend stupid amounts of time learning a bit about all the hats required to create a business entity and produce content and market it? Do people really just sell people on their vision to work on a shoestring nonexistant budget or do you really need to save up 30 grand just to pay a decent 3d modeler 6 months of salary? How in the fuck is anyone doing anything cool when they don't have the money to spend? How much am I fucking myself trying to do this all myself? But if I want others help I have to pay them whether it be an accountant or a project manager or a marketer. What do
