I've only gotten into active investing this year. I've previously just been dumping money into 401ks and a Roth IRA.

I saw pic related about diversified portfolios and noticed that US REITs consistently do pretty well and started looking into them.

The price of a lot of REITs cratered during the crash earlier this year and then just flatlined.

REITs are real estate investment though and it's not like their physical assets disappeared.

Are their values going to spike right back to pre-pandemic levels within the next year or 2 or am I just fundamentally misunderstanding something here?
