Trying to buy a house. $40k in my bank account. Anything in my budget is either 45min away from my work and/or will get me shot every other weekend. After looking for nearly half a year, 1 shows up only 25min away from work. Their real estate agent says there's currently a bid war and it's going for 10's of thousands above list price.

What should I do? It just all seems so hopeless.
