Own a 3BR 1BA single family home with my fiance worth about $160k with around $50k ish in equity. Thinking about getting a home equity line of credit in the near future after redoing the kitchen and bathroom to buy/rehab another rental property.

Also own a 2000sq ft duplex rental that cashflows about $600/mo after expenses. Bought it this February, can't wait to write off the depreciation on the tax return this year. Self managing right now and I hate it. Definitely going to turn over everything to property management once I expand my portfolio by a couple more doors.

I'm praying for chainlink to moon so I can cash out my bags and buy a good off market deal for cash and BRRRR it. BRRRR method is like a cheat code to explode your net worth. I want to do it so bad.

What are your real estate holding/future plans OP?

Actually I live in a mid sized city in the midwest with relatively low cost of living. And no it's not a culture less hellhole, it's actually pretty nice. Plenty of good paying white collar jobs here in government, banking, insurance, higher education, and healthcare.

You're already paying every one of those expenses you listed as a rentcuck. You're paying whatever utility bills you're responsible for and you're paying your landlords mortgage, property tax, and insurance bill through your rent. And you're putting extra money on top of that (cashflow is the term real estate Chad's use) into your landlords pocket. Do you think landlords rent to you at a loss to give you a better value than mortgaging the home yourself? Because they're not. All you're doing by renting is building someone else's equity in the property. They can access that equity by selling the property (and in some cases be able to reinvest the capital gains tax free), taking a credit line out on it, or refinancing it. They're building their wealth on your dime and you cope with it by making pissy posts on a Malaysian basket weaving forum instead of saving to buy a property of your own. Sad!
