>bought in an area where the local economy got fucked hard by the coof from boomers who were desperate to sell so they could retire and move closer to grandchildren
>since nobody was buying in my market at that time I managed to negotiate them down 30% from their asking price plus they paid my closing costs and agreed to most repairs I requested
>if you look at a home value chart of my house it starts plummeting in April 2020, reaches rock bottom in September 2020 (which was almost exactly what I paid), starts a slow recovery for a few months then skyrockets
>less than 3 years of owning and it's already worth almost twice what I paid and I haven't done any major renovations
>if I was buying now I could just barely afford to buy my house and I'd be house-poor
>tfw people I know who told me I shouldn't buy in a pandemic either waited another year or two to buy and had to pay much more due to higher interest rates and higher prices or they're priced out, seething rentcucks
>tfw 3% interest rate, cheap mortgage payments and a lot of equity because I didn't listen to scared normies
>tfw made it just in time to be part of the landed gentry

>nobody was buying so I got plenty of attention and high quality service from the cute milf real estate agent I was working with
>sellers (retired boomer couple eager to move closer to family) put the house up for sale in February 2020
>by the time I first saw the house in July 2020 they had already dropped their initial asking price by 10%
>we negotiated back and forth for awhile
>ended up getting the house for 30% under initial asking price plus they paid for a ton of repairs and for my closing costs
>also got 3% interest rate on my fixed mortgage
>thanks to all the brrr'ing since then my house is now valued at about 35% above their initial asking price
>get to feel superior to some people I know who told me I was making a mistake buying a house during the pandemic who then FOMO'd in during the last year and a half and got fucked by skyrocketing housing prices and interest rates

>no networking while in school besides my roommates but they all went into fields I have zero interest ever working in
>160K salary plus bonuses, fully remote, do maybe 5 hours of work a week
Insurance is extremely boring and soulless but you can get a healthy salary and once you advance past entry level the workload diminishes.
