So what will be the outcome when the real estate bubble pops? Does it mean that I can scoop up an apartment or two for low prices or does it not work like that?

Hello guys, I'm getting a job next year for $100k in may. Say I work 1.5 years and save $100k. I can then put that as 20% on a business loan for $500k.

What would I then do with that $500k?

Can I get another $500k loan the next year?

Thanks.

I'm the beneficiary of a trust set to disburse soon and I've asked the trustee for the addresses of two properties owned by the trust.

The trustee told me the two lots are side by side in a desirable area but won't give me specifics. When asked, the trustee told me the properties have no addresses.

How is it possible for physical lots to not have an address? Even if they are parceled off from a larger lot, shouldn't there be an address?

Is leverage the only reason to get into real estate?

It doesn't seem smart unless you can get a cheap mortgage.

I'm comparing it to passive investing in the form of securities, which requires literally no effort from me.

Who here is in real estate? Professional or on the side? Post in here!

I am currently trying to secure an internship with a commercial broker as a freshman in college, but am unsure how to exactly go about it. Anyone with advice on finding a broker to pick and how to approach them?

Hey, my parents own a duplex. They finally paid it off a few months ago. They rent one out for $1200 a month.

There's a house right behind us (as in over the fence in our backyard) that had been foreclosed. It was bought in 2003 for 160k. They've been trying to sell it for years until it got forclosed.

Now it had been on the market for several months. I see it decreasing by 10k to 15k per month. Currently at 112k. This is a single family home.

We're thinking about buying it and my parents would become a landlord of their duplex and move into the forclosed home. It'll bring in $2200 per month and if I match that, I think we can pay it all off in two years.

I currently make 95k per year and have 90k in vanguard target retirement funds atm.

The location is next to a beach and it's a great neighborhood with a pop of 9000.

What do you guys think? I think I could probably get it for 90k but who knows what the other offers are (if any).

Thanks!

Should I go to uni and get a bachelors degree in real estate? Tons of rich people that ive seen all have got it from real estate. It was either uni for that or to be in exercise science/nutritionist. Thoughts?

Is Real Estate a bubble worldwide? Is it worth investing in?

Parents own two apartments in Moscow, one is in the central part, the other one on the outskirts, both of them became twice as cheap as they were in the corpulent oily 2000s. It's obvious it's already too late to sell them, however, my question is, is it the same situation in London or NY? Do people see apartments as just apartments or as a way to invest their life savings hoping they'll multiply?

Anyone in real estate? I'm currently enrolled to start classes in October and I'm not sure if I want to do sales (as in be an agent) or property management. I was looking towards property management because that's an actual salary instead of a cut of commission.

Would /biz/ recommend getting a real estate license in this day and age? I'm almost 23, haven't worked since I was 22, and am doing nothing with my time besides collecting disability (we won't really go into that because whenever I do, people think it's a joke). I don't want to be on disability forever and was thinking of some options. The other is learning a trade like electrical.

I would go to college, but there's really nothing I want to study there.

Let's get a dedicated Real Estate thread going. Buyer/seller discussions and industry talk up in here.

Currently working for a brokerage/developer in Ontario as a sales admin and considering taking the OREA RE agent exam, can I get any advice from industry vets for a guy starting out in sales? I've heard it takes about 18 months from the time you take courses to actually making money as an agent.
