House wrap is semipermeable. It prevents the wicking of water while allowing moisture to slowly bake out. Water shouldn't be touching the wrap though. If it is, the flashing and caulking was done by a retard. Plywood walls will fail eventually too if you have water running against it for a year.

Metal roofs are noisy if there's no insulation. Ceramic tile roofs are very nice in warmer climates. They can have issues with freeze thaw cycles in cold climates.
