Take the money and run. Helps if you use a homeless person with nothing to lose to fill out the initial rental forms with their ID. I would just clean them up real good and pretend I was their social worker and that his rent would be subsidized by the government in the even he couldn’t pay. And I’d make sure it was “for rent by owner” and not a rental company.
