I have 300k. I need passive income ideas better than renting real estate. With the real estate inflation and Corona coming I'm scared of my real estate dropping 50% in price and my renters not paying.

Appealing idea
Great marketing
Non-incompetent dev team which doesn't get hacked.

I need to turn my crappy 1000$ into 100k so I can start trading some real coins like LEND, COMP and everything I see on Binance.
Alternatively under 10k marketcap for those cheap 100-200$ kids who need 1000x instead of just a "crappy" 100x. The kinda projects with marketcap that low are partnered up with others to ride their coattails/or sound good in idea and you can convince the dev to give you 1-5% of the supply for just 10$ The problem is convincing the dev to set the price higher and convincing others to buy. The more early whales/dolphins the more likely they'll dump on you.

How much would it cost me to just add more rooms to my tiny apartment to pretend I have 5 rooms so I can sell it for a lot? I can add a bunch of fake walls, only the doors would be more expensive.
Every apartment I've seen shilled everyone concentrated on the extra rooms bullshit and just because it was an apartment, I don't see many people giving a fuck about extra rooms in a house.
Every apartment which had a low ceiling and 5-6 rooms had closet-tier sized rooms and sold for 4x the price for each room.

Top 15 here comfily curled up and sleeping like a baby. Or more like a dragon hoarding his tokens and waiting for December.
