Check my math/logic.

>30k down on a 150k rental property (3 bedroom 2 bathroom) in a college or military town
>2.75% interest on the remainder
>$3,300 interest annually to start
>Charge 1k a month to live there (reasonable)
>12k total income
>Subtract 15% for PPM
>$10,200 left
>$6,900 left after paying interest
>$900 or so on to set aside for insurance and maintenance
>Pay the rest of it down on the mortgage, double up payment if necessary
>All money from a rental property paid into a mortgage becomes tax exempt income, no taxes on it
>Over 20% annual return on investment thanks to leveraging downpayment
>1.75% of the home's value as a tax deduction for wear and tear
>Biggest risk in a college or military town is property value fluctuation, which is as likely to help you as hurt you

Aside from the obvious (trouble keeping occupancy, incidental expenses, line of credit) please poke holes in this idea, or at least help me mull it over.

Working with a partner on several mobile app projects, all of them original, not just building on something that already exists, and promising in terms of their concepts.

But also working full time and then some just to barely cover the bills. Can't devote nearly enough time to the current project, let alone more than one, despite having both the creative and technical skills necessary to develop it.

Trying to figure out how to reach out to angel investors, but it seems impossible if you don't have connections or whatnot.

How the hell do startups... start up?

Are they all founded by people with plenty of savings who quit their jobs/school to pursue them?

If not, how do they go about finding angel investors -- investors who will not only invest funds but also help out in the non-creative and non-technical aspects of the project (publishing, promotion) or at least give a bit of guidance regading what other specialists will be required to properly launch the project?

Why is it such a mystery shrouded in darkness?
