Just put the least down possible with where rates are today and invest the rest in something that will outpace inflation. Foreign stocks are good or rental properties. If you have 780+ FICO you can get ~2.5% rate. That is the minimum inflation will be over the next 5-10 years.
Think of a rental. "Oh boy inflation is 5-10%"
