How difficult is it to invest in certain small businesses?
My wife and I live in a city of about a million people in one of the southeastern states. We already are well diversified in equities, crypto, precious metals, as well as 2 properties. 1 is a 2 bedroom condo in a tourist area near the beach which we rent out thru Airbnb, or stay there ourselves when it's not being rented. The other is a small 2 bedrooom house located near a major university campus so its easy to find tenants.
We were thinking of buying a small business. Something that takes minimum effort, just as yet another form of diversification. Her idea was a car wash. My idea was a small DIY storage center. We have about 300k to sink into this. Does anyone know anything about either of these? Are any of them viable business ideas? Or is it something like good businesses making money aren't sold, only the ones losing it are for sale?

>everything seems ok
>group starts fighting among themselves
>tell them to work out their communication problems and work as a team
>Day comes to turn in project
>I get an anonymous letter saying who did and did not work in their group
>their homeroom teacher talks to me with my fucking boss telling me that MY project is causing his students to fight constantly and that they won't leave him alone about it
>I inform them that I matched groups based on ability with a mix of strong and weaker students in each group
>Boss agrees my project is the problem and says that it's absolutely unacceptable to match them that way
>I tell them that if the students are having problems in their groups, they should speak with me personally instead of bothering their homeroom teacher
>Everyone, coworkers and boss included, is mad at me now
>Performance Reviews are tomorrow

If you think office politics are hard, it's worse when you're dealing with literal children.

Any advice / office politics thread?
I know this isn't your standard 9-5 office job but I'm introverted and just so lonely /biz/.
