Yeah anything East of King Drive is probably a good investment long term. ESPECIALLY all of that practically greenfield development in bronzeville. You could practically create new neighborhoods and blocks out of thin air, and it’s kind of already happening around the Bronzeville lakefront project

Yeah super intriguing. The redevelopment of the Michael Reese site into Bronzeville Lakefront is huge. Picrel. Very Live in le pod-esque which urbanists love.

Only problem w/ the south lakefront is your options for transit:
>green line
sketchy as fuck
>red line
need to connect from a bus and still sketchy as fuck
>metra eletric/south shore
runs on way to low of frequency and sketchy as fuck

Converting the metra electric or part of it into CTA-style heavy rail solves this and makes it much more livable.

Then obviously with the exceptions of kenwood/hyde park the further south you go, the sketchier it gets. Im whiter than printer paper so I'd stick out there like a sore thumb.

Nice job on the uptown condo play. I have a condo in Lakeview along the southport corridor I bought in 2020 when everything slumped and that's probably where I'll live long term. I bought for 225k at a 3.2% rate so I am not giving that place up any time soon, maybe ever. My goal is to
>get a multifamily property
>live in one of the units so it's owner occupied
>rent/hold that condo in lakeview until I have school-aged kids
>move back into lakeview condo so my kids have a good school to go to
>either live in the city long-term or move to the burbs and convert all city properties to rentals
>pass them down to my kids when they inevitably graduate college and want to live in wrigley like every 20 something
All the while growing my software dev agency to a point where I can sell and go into real estate long term.
