i just went through the process. how much do you have as a down payment and how much are you looking to spend on the home? my house cost $150k and I put down $10k. About $6000 of that was eaten up by fees, closing costs, ect. It's also extremely likely you'll end up paying and additional $1000-1500 at the closing table. With interest rates as low as they are, definitely do a 30 year. i'm just hoping T-Money gets re-elected and the shit holds together 4-5 more years and I can work my balls off and have this place paid off. then i'll leave my high paying, high stress job and get a do nothing job part time and chill.
