sup biz bros, got a question for ya'll regarding home prices/buying. i understand there will be an eventual market crash and wondering whether houses and property will be a good store of value, or whether it's better to wait out the storm and buy low (if house prices will even drop).

the houses i'm looking at are in the midwest at about 100-200k a piece, and mortgage rates are really low now. is now the time to buy? should i wait 6 months? a year? will the market actually crash and take housing prices with it?

I don't know anyone who says to buy junk silver. i just went for a mix of numismatic coins, 10 oz bars, and 1kg bars and bought some silver etf. Seems like a decent mix gives you some versatility. I doubt silver's actually going to "moon" but the odds of it doubling to over $30/oz like it did in 2011 are pretty safe for the next big recession.

So all my student loans are gov one, no pirvate. Tried to reconsolidate loans with the gov but if I do, it goes up to 6%. I'll pay of my highest interest loans first and see this number drop to 5% hopefully. I don't want to move these loans to private loans because if something happens, government student loans are a lot more forgiving that a private loan.
