>I’m VERY pro landlord.
then you utterly missed the point. RE prices are skyrocketing BECAUSE of landlord demand. Both wannabe small time leveraged-to-the-tits landlords and major institutions are engaging in massive buying sprees because their new construction and denser construction has been bogged down for years for a variety of reasons.
You don't actually think these price increases are from first time millennial/zoomer home buyers do you?
>Rising residential real estate values benefits no one and threatens the very core of this country
It very obviously benefits the landlords, who can not only demand increased rent, but can leverage the appreciation to buy even more RE.
>But most importantly the social contract will be broken if housing remains unaffordable
it already is shattered. The question will be what political options will be tried before landlords start swinging from lamposts, or corporate homes get squatted in enough numbers.
