30 is nice, steady and low. You'll get a better (tiny amount) rate for 20 and 15 year morts only because the bank gets its money back faster, but it raises the payment.

Your goal is to maximize monthly cash flow. Some offer adjustable rate morts with a teaser low rate, but those pop in 5 or 7 years and rates are likely to be higher then (protip: lock in low rates now 'cause the gov is bribing people to stay in biz after the virus by making the rates lo).

keep your credit score high and put in a decent down payment (but keep some cash aside in case the hot water heater breaks in a couple years, lol).

Sometimes, man. Sometimes. Most people are decent, and I like how I don't even know most of them because I use a manager.

But having good insurance and a few months of savings in case of a nasty tenant always helps. Gotta screen and get a good deposit.
