You can profit from degenerates. Look at WalMart and Dollar General for example. Lots of EBT transactions there that otherwise wouldn’t happen. No reason an REIT can’t receive section 8 income vouchers. Near here there is a small town 3/4 owned by one man. That one man ONLY rents to section 8. He has a rental empire based on NECAC (this region’s distributor) alone.
One of my employees is his ONLY non NECAC renter.
