You're basically limited to areas without zoning. Depending on where you live zoning can be controlled at the city, township, or county level. The county I live in has a couple of townships without any zoning.

Virtually all modern zoning resolution have statute like dwellings must be a minimum size or be built on a permanent foundation.

Globohomos actually despise tiny houses. They codify into zoning to make sure new houses have a minimum floor size. The housing density is still far less than apartments and it gets you out of the rat race. Two big no no's for them.

Another tiny home larp thread. If you did an ounce of due diligence you would realize that most zoning resolutions prevent tiny homes. They do this by requiring a permanent foundation and a minimum floor size (typically over 1,000 square feet).

This keeps property values high, which also keeps property taxes high (the government officials who write and enforce zoning rules have their salary paid in property taxes).

Counties/townships that don't have zoning are becoming increasingly more rare, even in rural areas. They are often so far away from urban areas that job prospects are very poor.

Zoning is the best thing ever. It keeps the undesirables out of the community. In my township houses must be at least 1000 square feet and built on a permanent foundation. All Kaczynski cabins, tiny homes, trailers, RVs, etc. will be promptly bulldozed.

Yeah if it has zoning, you can pretty much guarantee there will be a clause in it that prevents mobile homes or Kaczynski cabins.

Zoning Inspector here: Just to remind you, in our county all homes need to be at least 20 feet wide with 1,000 square feet of living space. All Kaczynski cabins and avocado toast tiny homes will be promptly bulldozed and you will be fined.
