employers look about %50 cover letter 50% resume.
the resume us dry, a cover letter takes what you wrote in the resume but adds a human touch.
write about what your goals are, what you'vyou've appreciated the most about the last company you worked for and what you hope to find in the next. Not just "i do purely for the money" it means you'ryou're cheap and will only socialise and make friends if money is involved. Nobody wants to work with a guy like that

1) check the mortgage rate youd get, depending on the deposit. Figure it out with the bank. You want your rate to be low enough for you to make a little extra on rent.
ex: mortgage @ 3%, inflation 2%, safety 1%=7% aimed return. On 200,000 place, look to charge 1,116 rent a month.
2) work it out with bank, if you give a nice deposit, if they can lower the rate and whatnot.
3) buy place
4) rent out at 1200 a month. Pay mortgage with that.
5) dont actually live there, just yourself rent a shitty place+ with someone else to split rent.
6) If housing market rises above 200,000 valuation, try to sell it at profit. Dont forget to take into consideration taxes, fees etc in the final price.
7) if not, just rent to the people for as long as possible (if they're nice people)
I could go on a whole other tread on who tor rent out and where. From the most recent one, it was decided that near universities and to students was the best option overall

So here I am in my last year in Accounting, and it seems no matter where I look there is always something more fun but riskier. Thats the thing, im affraid that if I do something else, ill be less knowledgeable on the subject and do poorly. If I stay in accounting, im sort of garanteed to avoid being a unemployable fuck up.
is there an in between? What is the most exiting accounting field? Forensic? Tax?
Do I need only to specialize during my CPA formation?

Yea so I was at the Canadian tire the other day and I got a CC because it had a $50 gift thing.
so I gett the card by mail, use it to buy items @15$ separately to use the $50. Now used, I dont want the card anymore.
Will my cred score be significantly affected if I just cancel it?
What ifi keep it but dont use it?
